Welcome to Pine Rest Cottages LLC ("we," "us," or "our"). These Terms and Conditions ("Terms") govern your use of our website and the rental of our vacation properties. By booking a stay or using our site, you agree to be bound by these Terms.

1. Booking and Payment

A valid payment method is required at the time of booking.

Reservations are not confirmed until payment has been processed and a confirmation email is sent.

You must be at least 25 years old to book a property.

2. Check-In and Check-Out

Check-in: 4:00 PM or later

Check-out: By 11:00 AM

Early check-ins or late check-outs must be approved in advance.

3. Guest Responsibilities

By booking with us, you agree to:

Treat the property and its contents with care and respect

Abide by all house rules provided in the Guest Info Book and/or welcome email

Not exceed the number of guests allowed on the reservation

Not host events or parties unless pre-approved

Maintain quiet hours from 10:00 PM to 8:00 AM

Failure to comply may result in eviction without refund.

4. Damage and Security Deposit

Guests are financially responsible for any damage beyond normal wear and tear.

A security deposit may be required and will be refunded within 7 days of checkout if no damage is found.

If excessive cleaning is required, a portion of the deposit may be withheld.

5. Pets and Smoking Policy

Pets are not allowed unless prior written approval is obtained.

Smoking is strictly prohibited inside all rental units. A cleaning fee of $250 will apply if smoking is detected indoors.

6. Liability Waiver

Pine Rest Cottages LLC is not liable for:

Accidents, injuries, or illnesses that occur during your stay

Loss or theft of personal belongings

Weather conditions, natural disasters, or utility outages beyond our control

Use of the property, including any docks, decks, outdoor areas, or water access, is at your own risk.

1. Cancellation and Refund Policy

Cancellations made 14 or more days before check-in will receive a full refund.

2. Cancellations made 7–13 days before check-in will receive a 50% refund.

4. Cancellations made less than 7 days before check-in are non-refundable.

5. No refunds will be issued for early departures or no-shows.

6. Custom cancellation terms may apply for holidays and special event dates.
